Flat roofs take a beating. Sun, rain, and normal wear slowly break down the surface until you start dealing with cracking, leaking, or worse. The good news is that a full replacement isn't always the answer. Sometimes the right move is a quality elastomeric coating applied over the existing surface.
Here's what we were working with - a flat commercial roof showing visible wear and dark patches where the old surface had degraded. Before any coating goes down, the existing damage gets addressed first. Those darker areas you can see are where we prepped and patched problem spots to make sure the new coating had a solid, uniform base to bond to. Skipping that step is how you end up with a coating that fails early.
For the coating itself, we used APOC Elasto-Kool - a high-performance elastomeric product built for exactly this kind of application. It goes on thick, bonds tight, and dries to a clean, bright white finish. The material is designed to flex with the roof as temperatures shift, which is a big deal for flat roofs that expand and contract year-round. It also reflects heat instead of absorbing it, which helps keep things cooler underneath.
What you end up with is a roof that looks clean and finished, but more importantly, one that's actually protected. The coating creates a seamless barrier against water intrusion and UV damage. It's one of the most cost-effective ways to extend the life of a flat roof without the disruption and expense of a full tear-off and replacement.
If your flat roof is starting to show wear - whether that's cracking, fading, or just age - a sealed coating like this could be exactly what it needs. It's smart, practical protection that holds up over time.
